Air Conditioning
Central air takes the hardest beating in an Atlanta summer. These pages cover the repairs we make most, the components that wear out (compressors, coils, drain lines) and what a full replacement involves under the current SEER2 rules.

AC Repair
The fans are running, the thermostat says 72 and the house keeps climbing.
AC Replacement & Installation
When an air conditioner is old, leaking or losing ground every July, replacing it is a design job, not a box swap.
AC Tune-Up & Maintenance
Most summer breakdowns start as something small that nobody looked at in spring.
Refrigerant Leak Repair
If your AC needed refrigerant last year and needs it again now, the system is leaking.
Evaporator Coil Replacement
When the leak is in the indoor coil, patching rarely holds.
AC Compressor Replacement
A compressor that will not start is not always a dead compressor.
AC Drain Line & Condensate Pump Repair
Water dripping from an attic ceiling or an AC that keeps shutting itself off usually traces to the condensate drain.
Heating & Heat Pumps
Metro Atlanta heats with a mix of gas furnaces, heat pumps and dual fuel systems. Short winters still bring hard freezes, and a gas appliance deserves a safety check before it runs all night.

Furnace Repair
A cold night is the wrong time to guess.
Furnace Replacement
Replacing a furnace in Atlanta is mostly about what surrounds it: where it sits, how it vents and whether its blower suits the air conditioner.
Furnace Tune-Up
A furnace sits idle most of the year, then has to light reliably on the first cold night.
Heat Pump Repair
A heat pump that ices up, blows cool air in heat mode or runs the electric strips all day costs money every hour it runs.
Heat Pump Installation
A heat pump handles both seasons, so it has to be sized and set up for both.
Heat Pump Maintenance
A heat pump works through both seasons with no real rest, so a once-a-year look leaves gaps.
Dual Fuel Heat Pump Systems
Your gas furnace still has years left but the AC is tired, and you're wondering whether a heat pump could carry most of the winter while gas covers the coldest nights.
Gas Furnace Safety & CO Testing
The furnace lights and heats, but a CO alarm chirped, the flame looks lazy, or you just bought an older house and want the gas side checked before winter.
Air Handler & Heat Strip Repair
The outdoor unit hums but nothing comes out of the vents, or the heat pump blows cool air on a freezing night.
Ductless, Zoning & Controls
For rooms the ducts never reached and floors that never match, these are the tools: mini-splits, zoning and controls that are wired to what the equipment actually needs.

Ductless Mini-Split Installation
One room is always the problem: the bonus room over the garage, the enclosed porch, the workshop.
Mini-Split Repair & Cleaning
The indoor head is blinking a code, dripping water down the wall, or blowing a sour smell the moment it starts.
HVAC Zoning Systems
Downstairs is comfortable, upstairs is four degrees warmer, and turning the thermostat down just freezes the people on the first floor.
Smart Thermostat Installation
You bought a smart thermostat, opened the old one, and found four wires where the box asks for five.
Ducts, Airflow & Insulation
A good system on bad ductwork still performs badly. Leaks, crushed flex runs, thin attic insulation and tired blower motors cause more comfort complaints than failed equipment does.

Duct Repair & Sealing
One bedroom barely gets air, there's more dust than there should be, and the system runs long on hot afternoons.
Ductwork Replacement
The ducts are cracking when you touch them, the system is loud, and new equipment didn't fix the hot rooms.
Air Duct Cleaning
You just finished a renovation and fine dust keeps showing up on every surface, or the return grille is matted with pet hair and pollen no matter how often you change the filter.
Dryer Vent Cleaning
A load that used to dry in one cycle now takes two, the dryer's top is hot to the touch, and the laundry room feels like a sauna.
Attic Insulation
The ceilings feel warm on summer afternoons, the AC runs nonstop, and a look in the attic shows a thin, uneven layer of insulation with bare spots near the eaves.
Blower Motor Replacement
The outdoor unit is running, the thermostat says cooling, and nothing is coming out of the vents.
Indoor Air Quality
Humidity, pollen and dust are the indoor air issues Atlanta homeowners notice most. These services address them at the system, where they can treat the whole house.

Whole-Home Dehumidifiers
If the thermostat reads 74 but the house feels clammy, the crawl space smells musty, or closet walls spot with mildew, the air holds more water than your AC can pull out.
UV Lights & Air Purifiers
A dirty-sock smell when the air kicks on, slime in the drain pan, or allergies that flare only indoors usually point to the coil and ducts, where light and filtration can help.
Whole-Home Air Filtration
When a thin filter turns yellow within a week each spring and dust settles again days after cleaning, the filter rack is too small for the job, not just the filter.
Indoor Air Quality Testing
Stuffy bedrooms, a lingering odor, sneezing that eases when you leave the house, or a CO alarm that chirped once: testing tells you what is in the air before anyone sells you a fix.
Whole-Home Humidifiers
On cold, dry stretches when the furnace runs for hours, indoor humidity can fall into the 20s, and you feel it in static sparks, dry sinuses and gaps opening between hardwood boards.
Emergency, Commercial & Specialty
Emergency calls, commercial equipment and the specialty work that does not fit anywhere else: rooftop units, PTACs, new construction, inspections and manufactured homes.

24/7 Emergency HVAC Repair
The system quit at night, the house is getting hot or cold fast, or something smells like it is burning.
Commercial HVAC Repair
A rooftop unit that trips at 2 p.m., an office split that cools one wing and not the other, or a kitchen line that hits 95F during service costs you customers and staff every hour it lasts.
Commercial Rooftop Unit Replacement
When a rooftop unit's compressor fails, its heat exchanger cracks, or it simply cannot hold the space on a hot afternoon, replacing it is a roof, rigging and ductwork project as much as an HVAC swap.
Commercial HVAC Maintenance
Most commercial breakdowns we see in July started in April: a filter left in too long, a belt glazing on its pulley, a condenser coil choking on pollen.
PTAC Repair & Replacement
A guest room unit that rattles, blows warm, ices up or leaves a wet spot under the window takes a room off the market or leaves a tenant miserable until it is fixed.
New Construction HVAC
On a new house or a big addition, the HVAC decisions that matter most get made before drywall: equipment size, duct layout, return paths and how the ducts will pass the leakage test.
HVAC Inspection for Home Buyers
A general home inspection usually confirms the AC turns on.
Manufactured Home HVAC
Manufactured homes use their own kind of HVAC: a downflow furnace in a hall closet, ducts running inside the belly wrap under the floor, and often a packaged unit outside feeding a crossover duct.
Which of these do you actually need?
Most people land here with a symptom, not a service name. If the house is warm and the outdoor unit is running, think AC repair or a refrigerant leak. If water is pooling near the indoor unit, it is almost always the drain line or condensate pump. No heat on a cold night points to furnace repair or heat pump repair, depending on what you have.
Comfort problems that never go away, like one hot bedroom or a muggy feel at 74 degrees, are usually about air distribution and moisture rather than a broken part. Those lead to duct repair, zoning or a dehumidifier. And when the system is old and the repairs keep coming, the conversation turns to replacement.
When none of that fits, call. Describing the problem to a person is faster than reading thirty-nine pages.
Questions about choosing a service
Start with the symptom. Warm air or ice on the lines points to cooling repair, no heat to the furnace or heat pump pages, uneven rooms to ducts and zoning. If you are unsure, call and describe it; we will tell you which it sounds like.
Yes, mostly for what it catches early: a weak capacitor, a partially blocked drain line or a dirty outdoor coil. Those are cheap to fix in April and expensive in July. See AC tune-ups and furnace tune-ups.
We do both, which is why we can lay the options side by side. When a repair makes sense we say so, and when the system is near the end we explain what replacement would involve.
Often, yes. If the AC is not cooling and an upstairs room was always warm, the technician can look at the equipment, the ducts and the airflow on the same visit. Mention everything when you call.
Yes. Most of what we work on was installed by someone else, sometimes decades ago. We diagnose whatever is in the house, whatever brand it is.
Not sure which service it is?
Call any hour and describe what the system is doing. We will tell you which kind of visit it needs.
