Duct repair and sealing for Atlanta attics and crawl spaces

One bedroom barely gets air, there's more dust than there should be, and the system runs long on hot afternoons. Ducts you never see are often the reason.

Related work we do

  • Ductwork Replacement

The ducts are cracking when you touch them, the system is loud, and new equipment didn't fix the hot rooms.

  • Air Duct Cleaning

You just finished a renovation and fine dust keeps showing up on every surface, or the return grille is matted with pet hair and pollen no matter how often you change the filter.

  • Dryer Vent Cleaning

A load that used to dry in one cycle now takes two, the dryer's top is hot to the touch, and the laundry room feels like a sauna.

Quick answer

Duct repair and sealing in Atlanta mostly means finding air lost before it reaches the rooms: flex duct crushed or kinked in the attic, runs that have slipped off their collars, and joints leaking at every seam. We reconnect, reshape and seal those joints with mastic, then check airflow at the registers.

How we handle duct Repair & Sealing in Atlanta

Ducts in attics and crawl spaces live a hard life. People step on them, the strapping sags, and the tape that held the joints dries out and lets go. Supply air lost in an attic is cooled air you paid for. Return leaks pull in hot attic air, dust and, in a crawl space, damp air.

Crushed flex duct in an Atlanta attic

Repair is the right call when the ducts are mostly sound and the problems are local. When the duct material itself is failing everywhere, or the layout was undersized from day one, replacing the ductwork makes more sense. Sealed ducts also help a zoned system work as designed.

Duct repair and sealing costs

Published ranges separate spot repairs from full sealing jobs. A few disconnected runs fall in the first row; sealing every joint in the system sits in the second.

What moves the number

  • Attic height and access
  • Number of joints and runs to seal
  • Flex sections needing replacement
  • Crawl space clearance
  • Insulation repair on duct jackets

These are ranges published by the sources linked above, shown for planning. They are not a quote and not our price; the real number depends on what we find at your home.

Crushed or kinked attic flex duct

Flex duct is a wire coil inside a plastic liner, wrapped in insulation. It moves air well only when it's stretched straight and supported. Stepped on, pinched at a joist or bent sharply around a corner, its airflow falls fast. Sag between supports does the same, a little at a time. We reshape or replace damaged sections, pull runs tight, and hang them on wide straps at short intervals so they can't belly. Where a run makes a hard turn at a boot, a rigid elbow often solves it.

Disconnected runs

A supply run that has fallen off its collar dumps conditioned air into the attic. The room it feeds gets almost nothing, and the system runs longer trying to catch up. Returns that separate pull attic air straight into the system, along with dust and insulation fibers. We reattach the inner liner to the collar with a tie strap, seal it with mastic, then pull the insulation jacket over and strap it too. Taping the outer jacket alone hides the problem without fixing the liner.

Mastic sealing on a duct joint

Mastic sealing at joints

Cloth duct tape fails in attic heat, usually within a few years. The adhesive dries and the tape peels. Mastic is a thick paste brushed over seams, with mesh tape embedded where gaps are wider than a pencil line, and it stays stuck through years of heating and cooling. We seal plenum seams, takeoffs, register boots and every flex connection. Where foil tape is used, it should be a listed UL 181 tape on clean, dry metal, not a substitute for mastic at the joints that were leaking. Sealing a joint that carries dust stains first means wiping it down, since mastic won't grip a dirty surface.

Crawl space duct repair

Crawl space ducts face moisture and pests instead of heat. Insulation falls off, liners get torn, and in humid months uninsulated ducts sweat and drip onto the soil or framing. Rodents also nest in loose duct insulation and chew through liners to reach the warm air. We reattach or replace insulation, repair torn liners, seal joints and raise runs off the ground on straps so they stay dry and visible. If the crawl space itself is wet, sealed ducts help but don't solve it. Our guide on crawl space humidity covers moisture control.

Duct fixes owners try, and where they fall short

Some duct work is within reach for a handy owner. Attics carry heat-stress and fall-through risks.

How we track down and fix duct leaks

  1. Register readings

We measure airflow at each register to find which rooms are short.

  2. Static pressure

We read total external static pressure, which shows restriction from crushed or undersized runs.

  3. Walk the ducts

We follow each run in the attic or crawl space, noting kinks, sags and loose collars.

  4. Repair and seal

We reconnect liners, replace damaged flex, strap runs and seal joints with mastic.

  5. Measure again

We repeat register and static readings so you can see the change.

Repaired crawl space ductwork

Atlanta homes, weather and this job

Original ductwork is rare in Capitol View homes, because central air wasn't part of house building when they went up. The neighborhood is led by Craftsman bungalows from around 1915 to 1925. Ducts in houses that age were added later, often squeezed through tight attics and around old framing, which leaves sharp bends and long unsupported flex runs. For comparison, Georgia's current residential energy code requires new ducts to be insulated to R-8 and tested for leakage. We use that standard as our benchmark when sealing older systems.

Signs your ducts are leaking or blocked

Duct problems hide in the attic, but they leave clues inside.

One room never keeps up

Its run may be crushed, kinked or disconnected.

Dust returns days after cleaning

Leaky returns pull dust from the attic or crawl space.

Whistling at registers

High static pressure from restricted ducts.

Hot, stuffy hallway near the return

The return may be pulling attic air through a gap.

Long run times on hot days

Cooled air is escaping before it reaches the rooms.

Musty smell when the system starts

A return leak drawing damp crawl space air.
